Terms of Booking

These terms cover reservations made with Platinum Stays LLC (Platinum Stays). They summarise how booking works. The occupancy agreement you sign before arrival is the contract that governs your stay, and where anything here differs from it, the agreement governs.
1. What we offer
Furnished residences in Cambridge and Brighton, Massachusetts, let on a short-term, transient basis. Our main product is a stay of 29 nights or more. Some residences also take shorter nightly stays; one residence, The Telford, is available for longer stays only.
A stay with us is a licence to occupy for a temporary purpose. It is not a residential tenancy, and the residence is not your primary or permanent home.
2. How a reservation is made
Selecting dates on this website does not hold a residence. A reservation is created when you complete the booking form, and your dates are held once your first payment is received.
For stays of 29 nights or more, a held reservation is pending screening approval. We review your screening result and either confirm the reservation or decline it. If we decline, everything you have paid, including the retainer, is refunded in full.
Scheduling a tour does not hold a residence. It remains available to book until it is reserved.
3. Screening
Stays of 29 nights or more require a tenant screening on the primary applicant: a credit, criminal and eviction report, plus identification for every adult occupant.
We pay for the screening. There is no application fee and you are never charged for it.
If we decline a reservation because of information in a consumer report, we will send you the notice the Fair Credit Reporting Act requires, naming the agency that supplied it and explaining your right to a free copy and to dispute it. See our Privacy Policy.
4. Payment schedule
Stays of 29 nights or more. Fifty per cent of the stay total, together with the full refundable retainer, is due when you reserve. The remaining balance is due by 11:00 AM seven days before check-in. The exact date is shown to you before you pay and stated in your agreement.
Short stays. Payment is taken in full at the time of booking.
Payments are processed by Lodgify Payments. We do not see or store your card details.
5. What the price includes
Furniture, linens, kitchenware, water and sewer, high-speed internet, and ordinary gas and electric service. On stays of 29 nights or more, gas and electric are included up to $250 per thirty nights combined, prorated for part periods; use above that allowance is billed with supporting statements.
A one-time cleaning fee applies to every stay. Parking, where a residence has it, is an add-on and is never included in the rate. In Brighton, parking is limited and not guaranteed; we confirm availability for your dates before charging for it.
6. Refundable retainer
Stays of 29 nights or more carry a refundable damage and incidentals retainer of $2,500, collected alongside the rent. It is not rent and cannot be applied toward rent.
We return it, less any amounts properly applied, within fourteen days of check-out, with an itemised statement of any deductions. If you move between our Brighton and Cambridge residences, your retainer transfers — you never pay it twice.
7. Cancellation
If you cancel. The initial payment reserves the residence and is not refundable. If the remaining balance is not paid by its deadline, we may treat the reservation as cancelled, release the dates, and retain the initial payment as the agreed cancellation charge.
If we decline you after screening. Everything you have paid, including the retainer, is refunded in full and the dates are released.
If the residence becomes unavailable. Where a residence becomes unavailable or materially unsuitable through casualty, building action, utility failure or anything else outside our reasonable control, we will offer a comparable residence or refund the unused portion of what you have paid.
Short stays booked through Airbnb or Vrbo follow that platform’s cancellation policy as shown at the time of booking.
8. House rules
The full rules are in your agreement. In summary:
- No smoking or vaping anywhere in the residence, the building, its shared spaces, or within twenty-five feet of the building.
- No parties, events or commercial use.
- Quiet hours from 11:00 PM to 7:00 AM.
- Only the occupants named on the agreement may stay overnight, and the residence has a maximum occupancy including visitors.
- No pets, unless we have approved one in writing in advance. Assistance animals we are legally required to accommodate are not affected.
- The residence is not a mailing address. Package deliveries are fine; mail service and using the address as a residence or domicile are not.
- Only registered vehicles may use an assigned parking space, and we need the make, model and plate before arrival.
Breaking these rules is a material breach and may end your occupancy without refund, in addition to the specific charges set out in your agreement.
9. Taxes
Massachusetts applies a room occupancy excise to stays of 31 consecutive nights or fewer. Where it applies, the combined rate is 17.45% in Cambridge and 17.95% in Boston, which includes the state excise, the local option, the convention centre financing fee and the community impact fee.
Stays of 32 consecutive nights or more are exempt and no excise is charged. If a stay is later shortened to 31 nights or fewer, the excise may become due on the whole stay.
Tax is always shown as a separate line before you pay.
10. Arrival and departure
Check-in is from 5:00 PM and check-out is by 11:00 AM. Access codes are released once every adult occupant has signed the agreement and the payments then due have been received. Codes are for named occupants only and may not be shared.
11. Accuracy of this website
Rates, availability and photographs are kept current from our booking system, but availability can change between the moment you look and the moment you book. We re-check availability when you reserve and will tell you promptly if a residence is no longer free.
Where a residence is shown with photographs of a comparable home in the same building, that is stated on the page.
12. Governing law
These terms and any reservation are governed by the laws of the Commonwealth of Massachusetts, and the parties consent to the jurisdiction of the state courts of Suffolk County, Massachusetts.
